In January 2026, price dynamics in Uzbekistan's real estate market remained moderate, with a more pronounced growth recorded in the primary market of the capital. The rental market in Tashkent also demonstrated positive trends. This is stated in a review by the Center for Economic Research and Reforms.

According to analysts, 28.6 thousand real estate purchase and sale transactions were registered in January, which is almost 12% more compared to the same period last year. Since the beginning of the year, sales have shown growth in various regions of the country. The most noticeable dynamics were recorded in Tashkent, which accounts for almost a third of the total market volume: here, the number of transactions increased by 33.4%, becoming the highest indicator among regions. Significant growth was also noted in Samarkand region (26%) and Syrdarya region (24%).

In the secondary housing market across the republic, prices increased by an average of 0.9% per month and by 8% year-on-year. The highest growth rates over the year were recorded in Surkhandarya region and Syrdarya region, where the average cost of housing increased by approximately 24%. In Khorezm region and the Republic of Karakalpakstan, growth was about 16%.

In Tashkent, the average cost per square meter in the secondary market in January reached about $1,120, increasing by 0.6% per month and almost 2% year-on-year. The highest annual price growth for secondary housing was recorded in Yakkasaray (5.7%) and Mirabad (4.3%) districts.

A more pronounced growth was noted in the primary market of the capital. Compared to January last year, the average price per square meter in new buildings increased by more than 9%. The highest growth rates were recorded in Mirabad (18.4%) and Mirzo Ulugbek (17.3%) districts.

The rental market also demonstrates positive dynamics. In January, the average cost of housing rental in Tashkent was about $8.8 per square meter, which is 9% higher than last year's level. The highest rates remain in central districts—Mirabad, Shaykhantakhur, Yakkasaray, and Mirzo Ulugbek, where rent averages $11 per square meter.

At the same time, the most noticeable acceleration in rental rate growth was observed in Almazar, Yunusabad, Yashnabad, Chilanzar, and Mirzo Ulugbek districts—on average about 13% per year.
