A case of real estate fraud has been reported in Tashkent, where a resident lost a significant amount of money after trusting a seller without notarizing the transaction.

According to law enforcement, a 37-year-old man planned to buy a house and contacted the seller via an advertisement. After inspecting the property and negotiations, the parties agreed on a price of $55,000. At the seller's request, the buyer paid $20,000 as a deposit, expecting to finalize the deal after official documentation.

However, on the appointed day, the 66-year-old seller did not show up at the notary. Subsequently, he repeatedly postponed meetings under various pretexts, delaying the deal and evading his obligations. Realizing he had been deceived, the buyer filed a complaint with law enforcement.

The investigation department of the Yakkasaray District Internal Affairs Directorate has opened a criminal case on fraud charges. Investigative actions are currently underway.

Authorities urge citizens to exercise caution in real estate transactions and to formalize all financial operations exclusively through notaries, avoiding large payments without proper guarantees.

As a reminder, since April 1, Uzbekistan has introduced new rules for major real estate and vehicle transactions, which must now be conducted exclusively via non-cash escrow accounts.
