According to the Central Bank of Uzbekistan, banks in the country issued mortgage loans totaling 13.1 trillion UZS in the first half of 2026. This represents an increase of 3.7 trillion UZS, or nearly 39%, compared to the same period in 2025 (9.44 trillion UZS).

The number of mortgage borrowers rose from 31,589 to 42,575, an increase of 10,986 borrowers or 34.8%. The average loan amount increased from approximately 299 million UZS to 308 million UZS.

Banks directed 9.8 trillion UZS (75% of the total) toward the purchase of housing on the primary market, benefiting 31,995 borrowers. On the secondary market, 3.3 trillion UZS in loans were issued to 10,580 borrowers.

The highest volume of mortgage loans was recorded in Tashkent city, totaling 4.01 trillion UZS (up 36% from 2.96 trillion UZS a year earlier). Andijan region ranked second with 1.11 trillion UZS, followed by Kashkadarya (963 billion UZS), Fergana (888 billion UZS), and Surkhandarya (834 billion UZS) regions.

The lowest lending volumes were observed in Syrdarya region (356 billion UZS), Jizzakh (414 billion UZS), Bukhara (505 billion UZS), and Karakalpakstan (508 billion UZS).

The largest lender was Xalq Bank, which issued 2.2 trillion UZS in mortgage loans. It was followed by Agrobank (1.96 trillion UZS), Milliy Bank (1.68 trillion UZS), Ipoteka Bank (1.58 trillion UZS), and Uzsanoatkurilishbank (1.29 trillion UZS).

Men accounted for 54% of mortgage borrowers, while women made up 46%. The majority of borrowers (65%) were aged 31 to 50 years.

The average interest rate on mortgages financed from the state budget was 16.8% (down from 17.5%), while rates for loans from the Uzbekistan Mortgage Refinancing Company stood at 21.6%, and for banks' own funds at 20.1% (down from 23.5%).
