Uzbekistan, Tashkent – AN Podrobno.uz. In March 2026, Uzbekistan's housing market experienced a sharp surge in activity, with the number of transactions increasing by nearly half compared to the previous month. Experts attribute this spike to the transition to a new settlement system and also note rising prices for housing and rent, especially in Tashkent, where demand remains consistently high.

The Center for Economic Research and Reforms released a fresh overview, according to which the volume of housing transactions in March reached 43,600 — 47% more than in February. On an annual basis, the market more than doubled.

One of the reasons for this jump was the transition to escrow account settlements, which officially came into effect in April. The anticipation of new rules prompted buyers to accelerate transactions, shifting demand to March.

Increased activity was recorded in all regions of the country. The most notable increase in transactions occurred in Jizzakh region (73.2%), Syrdarya region (64.6%), and Namangan region (63%). In several other regions, including Andijan, Bukhara, Samarkand, Surkhandarya, Tashkent regions, Karakalpakstan, and the capital, growth averaged 40–50%.

Tashkent continues to hold a key position in the market, accounting for about 34% of all transactions. In March, approximately 12,800 housing units were sold in the capital — 44% more than a month earlier.

On the secondary housing market nationwide, moderate price growth was recorded in March — 0.4% month-on-month. On an annual basis, prices increased by an average of 10%. The leaders in price growth were Syrdarya region (22%), Samarkand region (18.7%), and Andijan region (17.6%).

In Tashkent, price dynamics are moderate on the secondary market and more active on the primary market. Over the year, the average price per square meter on the secondary market rose by 5%. The largest increases were noted in Mirabad district (7.3%), Mirzo-Ulugbek district (7.2%), and Chilanzar district (6.9%).

In the new construction segment, prices are rising faster: compared to March last year, the "square meter" became 8.8% more expensive. The highest growth rates were recorded in Mirzo-Ulugbek district (15.5%), Mirabad district (14.9%), and Yunusabad district (14.6%).

The rental market also continues to grow. In March, the average rate in Tashkent reached about $8.9 per square meter — 2.7% higher than in February and 10.8% higher than the previous year's figure.

The highest rental rates traditionally remain in the central districts of the capital — Mirabad, Shaykhantakhur, Yakkasaray, and Mirzo-Ulugbek, where the cost reaches approximately $11 per square meter.

At the same time, the fastest annual growth in rental costs was recorded in Yashnabad district (18.9%), Mirzo-Ulugbek district (14.3%), and Yakkasaray district (12.5%).

Earlier, President Shavkat Mirziyoyev approved a number of measures to accelerate the provision of housing to the population and effectively organize the construction of multi-apartment buildings.
