In Tashkent, almost all segments of the secondary housing market showed annual price growth in May, with one-bedroom apartments experiencing the strongest increase.
According to an analysis by the Institute of Macroeconomic and Regional Studies under the Cabinet of Ministers, prices for small and medium-sized apartments remained relatively stable in May, but a monthly decline was recorded in the segment of apartments with four or more rooms.
On the primary market, three-bedroom apartments saw the largest monthly increase — 2.7%. One-bedroom apartments rose by 1.1%, while two-bedroom apartments fell by the same coefficient, and apartments with four or more rooms dropped by 1.5%.
On the secondary market, one-bedroom apartments showed the maximum growth — up 5.8% over the past month. Two-bedroom apartments rose by 0.6%, three-bedroom apartments by almost the same — 0.5%. In the segment of apartments with four or more rooms, prices decreased by 1.5%.
The highest prices for fully renovated housing remain in areas close to the center. In the Mirabad, Yakkasaray, and Mirzo-Ulugbek districts, the average asking price ranges from approximately $1,300 to $2,100 per square meter. In the Shaykhantakhur, Yunusabad, Chilanzar, and Yashnabad districts — from $1,100 to $1,900, and in the Uchtepa, Almazar, and Sergeli districts — from $900 to $1,400.
The institute also noted that the introduction of a non-cash procedure for buying and selling housing in April-May did not lead to sharp price changes. The final assessment of the new system's impact will be possible based on the dynamics of the second and third quarters of 2026.
