Authorities in Tashkent have initiated a sweeping urban renovation project covering a 12.5-hectare area in the A. Fitrat makhalla, locally known as 'Bolgarskie Ogorodi'. The project targets 58 residential buildings constructed in the 1950s, comprising 549 apartments and dormitories that are reportedly suffering from severe infrastructural wear and outdated utility systems.

Representatives of the 'Tashkent Invest' company claim they are engaged in ongoing negotiations with property owners, though formal notarized agreements have been signed by a mere 30 residents so far. The initiative has encountered notable resistance from local homeowners who remain skeptical about the relocation terms, apartment layouts, and the geographical shift to the city's outskirts.

Displaced residents are being offered replacement housing in newly constructed residential complexes located in the Sergeli district, including developments such as Savr Avenue, Tower Up, Avia Palace, and Furqat Residence. Project organizers state that the new units may offer up to 20% more space, with mortgage financing options available for additional square footage, despite numerous citizens demanding direct financial compensation instead.

Officials maintain that residents will not be forced out prematurely, as three-way contracts will allow them to stay in their current homes until the new complexes are fully completed. Once the area is cleared, the land plots are slated to be auctioned off to private investors under conditions dictated by a master plan that remains unfinalized.
