The Center for Economic Research and Reforms has published an updated analysis of Uzbekistan's real estate market dynamics for February 2026. According to estimates, the number of residential property purchase-sale transactions across the republic increased by almost 4 percent last month, reaching 29.7 thousand. Compared to the same period in 2025, the number of concluded transactions grew by 7.2 thousand, with a growth rate of 32.4 percent.

The most significant growth compared to February of last year was recorded in Navoi region (+53 percent), Tashkent city (+49 percent), and Syrdarya region (+39 percent). Compared to January, the highest growth among regions was observed in Tashkent region, where this indicator increased by 25 percent. In Navoi region, growth was 22.6 percent, and in Syrdarya region, it was 13.4 percent.

In February, about one-third of all transactions accounted for the capital market. In Tashkent city, the volume of purchase-sale transactions for the month increased by 1.4 percent, amounting to approximately 8.9 thousand. These figures reflect ongoing market activity amid fluctuating economic conditions.

At the end of the month, the secondary real estate market saw some slowdown in price growth rates. In particular, in the capital, prices rose by about 1 percent in February. However, compared to the same period last year, prices for secondary housing increased by almost 9 percent on average.

The highest annual price growth rates were recorded in Surkhandarya region (22 percent), Syrdarya region (+19.3 percent), Jizzakh region (+16.3 percent), and the Republic of Karakalpakstan (15.9 percent). These regional disparities highlight the uneven development of the market.

On the secondary housing market in Tashkent city, the average price per square meter of real estate increased by 3.2 percent compared to February last year. The most significant growth was recorded in Mirabad district (7 percent), Yakkasaray district (5.6 percent), Shaykhantakhur district (5.4 percent), and Chilanzar district (5.3 percent).

On the primary market, the average price per square meter increased by 11.5 percent compared to February last year. The highest price growth was recorded in Mirabad district, where this indicator was 18 percent. Also, in Mirzo Ulugbek district, prices increased by 15.4 percent, and in Yunusabad district, by 15.2 percent. This indicates strong demand for new constructions.
