In May, the median rental price for housing in Tashkent stood at $550, according to an analysis by the Institute for Macroeconomic and Regional Studies under the Cabinet of Ministers.

Compared to April, the figure remained unchanged, but it is 10% higher than in May 2024. The number of rental listings decreased to 18,100, down nearly 21% from April's 22,800 listings. The average for January-March was 22,600.

The highest concentration of listings was in Mirzo Ulugbek district (16.9% of the total), followed by Mirobod (12.9%) and Yunusobod (12.6%). These three districts accounted for 42.4% of all listings.

The highest rental prices were recorded in Mirobod, Shaykhontohur, and Yakkasaroy districts. Location significantly impacts prices, especially for three- and four-bedroom apartments, where the difference between expensive and affordable districts exceeds twofold.

One-bedroom apartments were most expensive in Mirobod at $600 (+33% year-on-year), Yakkasaroy at $550 (+22%), and Shaykhontohur at $500 (+32%). The lowest median prices were in Olmazor, Sergeli, and Uchtepa districts at $350.

Two-bedroom apartments were priciest in Mirobod and Shaykhontohur at $700 each, and Yakkasaroy at $650. The most affordable were in Sergeli and Uchtepa at $400.

Three-bedroom apartments were most expensive in Mirobod and Shaykhontohur at $1,000 each, and Yakkasaroy at $900. In Sergeli and Uchtepa, the median was $450.

For four-bedroom and larger apartments, the highest prices were in Mirobod at $1,150 (-12% year-on-year) and Yakkasaroy at $1,100 (-8%). In affordable districts, medians ranged from $500 to $600.

Two-bedroom apartments remained the dominant segment, accounting for 59.6% of all listings. The overall median for one-bedroom apartments was $400 (+14.3%), two-bedroom $500, three-bedroom $700, and four-bedroom or larger $800 (-20%).
