The compensation amount or conditions for alternative housing depend on this assessment. If an owner disagrees with the appraised value, they have the right to challenge the results. Our special project explains how to do this.
The first step for a dissatisfied owner is to submit a written request for a re-evaluation of the property's value. During this process, the owner should receive an explanation of the methodology used, the market comparables selected, and how the final value was determined.
If the owner still disagrees after the re-evaluation, they can order an independent appraisal. In case of significant discrepancies between the two valuations, it is crucial to identify the reasons for the difference. Specifically, the correctness of chosen comparables (including properties from other districts), the technical condition of the housing, the value of the land and additional structures, and the legal status of the property are examined.
All these factors may be relevant in a dispute over property value and must be thoroughly analyzed.
